Dexter Town Planning Commission virtual public hearing on Monday, June 7 at 7 p.m. via Zoom.

  • AP2020.21-17 Text Amendment to the Zoning Ordinance – Accessory Dwellings (ADU) – Public hearing to consider proposed changes to the text of the Town of Dexter Zoning Ordinance to authorize an Accessory Residential Unit (ADU) on individual lots where a single family dwelling is the permitted primary use. The amendment would apply to all zoning districts where single family dwellings are permitted as the authorized primary use on individual lots, subject to administrative review and approval by the zoning administrator. Discussion and possible action following this public hearing.
    • By the package: The Planning Commission is scheduled to hold a public hearing on June 7, 2021, with the aim of considering a proposal to change the text of the city of Dexter’s zoning ordinance. The proposed text change would authorize secondary suites (UDAs) and establish the applicable regulations. The following sections of the zoning ordinance should be considered for amendment:
      • 1. Article II, Definitions, Section 2.02, Definitions
      • 2. Article III, General provisions, Section 3.30 Secondary accommodation (new)
      • 3. Article 10, R-1A and R-1B Single-family residential neighborhood, Section 10.02, Main authorized uses
      • 4. Article 11, RV, Residential area of ​​the village, Section 11.02, Main authorized uses
    • Staff drafted changes to the text to allow Secondary Accessory Authorization (UDA) on individual lots where a single family home is the primary permitted use. As presented, the amendment would apply to all zoning districts where single family dwellings are permitted as the authorized primary use on individual lots, subject to administrative review and approval by the zoning administrator. In addition, the proposed amendment establishes general provisions, eligibility, permit and application requirements, and planning regulations.
